I also repaired and resurfaced the decks and put on a new roof.

Had issues with pool, after couple of times emptying the pool for repainting the surface, finally had to bite the bullet & resurface after the property was listed.

We saved some money by resurfacing the kitchen countertops and refinishing sinks and tubs as necessary. 

Best practices include:Keeping it short -- the appraiser has a ton of work and will only spend a short time on any one propertyInclude notes on the comps that might affect the value compared to yours (old carpet, non-upgraded kitchen, pool needed re-surfacing, etc) Also notes on the variance in sales prices in neighborhoods for your case -- don't assume the appraiser will be local.Have a list of ALL upgrades on your property with pricesAnd in most markets the appraiser would rather go out further in distance than time -- they would rather see sales in the last 30 days if possible.Your agent can help with this -- I would make sure I did it on my property,as well, though! 

I purchased it just because it was only $50 a year and I knew they would be working on the street (which was recently upgraded w new sidewalk and resurfaced blacktop) and was a bit concerned about potential damage.  

My favorite idea that keeps resurfacing is avoiding probate by getting deeds from heirs of deceased owners and then filing a QTA.  

Has anyone resurfaced their laminate counter tops and sinks?

The pool will be costly to rehab, needs resurfacing, new deck, new skimmers, and possibly to be leveled - it is a bit out of level.

My response was thanks for the feedback but the owner (I always play the role of PM) has added granite countertops, new cabinets, new flooring, new baseboards, new HVAC, new roof, new crown molding and resurfaced the pool all within the last few years and that it was rented for $100 more BEFORE the upgrades.

As well as redoing the kitchen counters, resurfacing cabinets and newer appliances.
