Commercial seems to be the path of least resistance.

We've been talking about "Billing Back" utilities like water, sewer, garbage to the tenants, but we're concerned there will be lots of resistance since rents are already so low in Spokane.What do you all think?

I was a real estate agent for about 3 years until I was offered a job that I couldn't resist working from 8:30-2pm everyday with two little boys at home and very well paid so I let my REL expire. 

This will be very hard to resist in the early stages of your career.

People who have their job or career that can support their families, and who invest on the side in real estate, seem more resistant to market corrections.  

I would say resist the urge to pay for a coach, at least until you know what you need from a coach.  

Texas happens to be one of the most diverse states, and there are plenty of markets with some good deals that may be resistant to recession.Good luck with your search!

@Jack Greener if you’re switching then yeah it won’t really matter what you do now, just save as much as you can.I’m very realistic and blunt, and I’m a believer in taking the path of least resistance, which is what I describe above.
