Fast forward to today, we are shopping around for a larger home but wish to keep the above condo for ~25+ years as (i) I'm bullish on the neighborhood (as well as location within the neighborhood), (ii) the unit has a couple very unique characteristics which cannot be replicated, and (iii) I want to generally dip my toes into the investment property game and feel this is best opportunity to do so.

Me I'm more concerned about efficiency and replicable systems that move on auto pilot so it's really ironic to me that my immediate sales and assistant staff is much more old school than what your wife is working with.For a minute I did some interviews with off site personnel to assist me but never went through with it.

From what I've learned so far, here's what I think might work well for me:Start out in my local Baltimore market, tackling one market at a time to keep my business streamlined and organized.1) Put down 30% on one complex priced at $300k. 2) Run that complex for a month or two on my own until I get a general idea of what the hell I'm getting myself into.3) Hire property management company to take over my management responsibility of the property.4) Replicate, rinse-repeat?
