I know this may be an individual decision ultimately, but what types of land did you purchase, or what regions, or what characteristics and why?  

This is backwards, since women tend to be physically smaller and thus more vulnerable to attack, and are the overwhelming target of sexual assault. 

Because of this is an investor stupid if they are expecting help for their region when a natural disaster hits. my city recently had flooding in non flood zones.

I think identifying these markets that have a history of vacation rentals (so STR regulations are not worried about), near State or Regional Attractions (alot of national attractions may be priced out but not all), while also being affordable for the average STR investor.

Any recommendations for a good area to consider in the Tri-State or eastern PA region?

I'm in the Western White Mountain Region in New Hampshire if you decide to do stuff up here, I know enough about STR to be dangerous

I typically use regional banks to fund my deals but my 2 go-to banks have either slowed or fully stopped investment loans so recently I've connected with several online brokers but all came from ads or they reached out to me vs personal recommendations and intros so I have concerns. 

So investor is looking at a lot of regional to mom and pop or small franchisee tenants with more risk.
