If I owned a truck right now that expense is multiplied 10fold  because it's a specialty job and truckers get milked hard.

I'm all for recycling these classics, generating cash flow to the local communities.

They do not want to hang around and milk you for hourly work, most actually hate that.

If I need to do a double close and pay the fees I will, I would just prefer to milk this thing as much as possible, naturally. 

As a beginner, you should be treating every single experience you go through as something to be milked for its learning value.

Because of BP and the networking I have done I bought my first small MF about a year and a half ago in an area near me with virtually no money out of pocket and now recycling those cash flows I am in process to buy three more out of state.

The only thing is I definitely have to do it on the right deal to recycle my money, or not have much money in the deal.

There are LL's in my market, with triplexes just like this one-same age and state of neglect, who believe that a penny spent is a penny wasted and just want to milk a property to the end.

After the appraisal process is over, back they go to the store and in comes the recycled junk from the scratch-and-dent.
