If the LLC owns a property in a different state, most of the time, the other state will require you register your LLC as a foreign LLC. 

I've been looking at some properties and before I get started, I wanted to know does anyone have any reputable General Contractor/Contractor along with property manager in Columbus, GA because I haven't had much of luck in that department yet?

Many of the properties I have been looking at have issues but in this case I'm working with the seller to let me get it up to conventional appraisal standards before they inspect it.

One property went for almost $100,000, before increased interest in real estate investing, that property would have sold for a high of $50,000 maybe less. 

Purchase price: $115,000 Cash invested: $42,000 Sale price: $168,000 Unfortunately, we bought this property as a buy and hold property, and our research led us to believe that this neighborhood was up and coming not in a bad area of Jacksonville.

It's easy to feel hopeless on acquisition side of things.
