In fact, during my short stint as an aspiring BRRRR investor, I successfully secured a pre-approval for a private money loan based on my net worth.Now that I’ve shifted to land investing, I’m wondering: Do private or hard money lenders exist specifically for land flips?

Therefore, I prioritize pre-screening applicants to ensure they meet the qualifications before arranging a showing. 

My thoughts are to do an addendum (but not sure how to word it since she will have pre-paid her part until may) and let them figure out the security deposit between themselves at the end of the lease.

Hi @Dametric ShawThey were not able to do anything they said on the pre approval and took the 10k knowing they wouldn't be able to close the loan.
