He felt better about it hearing me praise the efforts he had made to try to fix the place up, and I felt better hearing him say "in a way, this is a huge relief because I just didn't have the money or skills to fix it up".

Hi @Henry Centola, if you're going to do business on the device, I'd definitely get a laptop over a tablet - it's just more viable for doing the things you've described above.For activities like printing, faxing, uploading documents and making spreadsheets, a well-built laptop in the $200-$500 range should be far more than enough.Here's a couple that I've found on Amazon that seem to be well-praised in the community:1) Samsung Chromebook 3 - $2352) Acer Chromebook CB3-131-C3SZ - $2793) HP 2019 14" - $399Hope this helps?

A realtor offered me a 5% cap rate complex that was in a great area and needed no rehab and she praised it as a "great opportunity" but 5% seems like I'd be better off putting my money in a Mutual Fund because I can't make those numbers work.

When buyers and sellers want to save money they likely will give you praise but when they make a mistake even if it was not the brokers/agents fault they will try to go after the broker/agent in a heart beat.
