If you want to make it work though, my first instinct is to make it a central hub for your town (I don't know if this is possible given the location) by reaching out to your local farmer's market, church, local craft Facebook groups, etc.

If we do the same with the CA residence, will this now qualify the CA property as a 1031 since it's acting as a business hub and not just our residence? 

There are a few other areas on the map in or near the bullitt county border that remain undeveloped that may be good for infill and multifamily to support the ups world hub and surrounding businesses.
