REIHub, Stessa, QuickBooks, spreadsheets, etc are all valid tools and depends on the client and how their brain works.I wish you luck in getting yourself organized for the coming season, but would encourage you to make the recordkeeping an ongoing habit rather than a once per year stress fest.

I found my laundromat on BizBuySell, and I sold it through that site as well.I still absolutely think it’s worth networking with business brokers and doing direct outreach to business owners, but you don’t need to take listing sites off the table.If you’re sending out a lot of outreach messages on listing sites and you’re not hearing anything back, it may have more to do with you than the platform.

I like that it’s an all-in-one platform for tenant applications, rent collection, and maintenance requests, which helps keep everything organized.

This feature is again free unlike other platforms that usually charge per user.

It just gives a layer of protection to the property seller that they don't get with a straight sub to (without a wrap).The other option is to encourage or help the property owner go and refinance.
