The seller should have sent a letter naming you as the new owner and informing them of the pending transaction.Here's the letter I use as the buyer, which should complement the seller's letter:Dear (tenant):We are excited to announce that our company is in the final stages of purchasing the building within which you reside, and I’ll begin managing the property on August 12, 2022.

You can upload lists of addresses and once they're in the system , you can filter by "ACTIVE", "PENDING" and "RECENTLY SOLD".

Of the two multi family transactions we've assisted so far this year; one went pending in one week and the other had a back up offer, so timing and preparation are definitely critical to execution. 

Future plan: Use a PMS such as Hospitable or Guesty pending what we need. 

I don't want to deal with pending evictions, a contingency for the eviction, going in to find piss on the walls, etc.

All that being said, get an experienced attorney and have them file for possession ASAP, and then they can try the carrot/stick approach with this holdover:  cash for keys OR we'll proceed with the pending eviction. 

Are there are any pending assessments or lawsuits?

These properties were sold a couple of months ago so the possibility of them still being in pending state is remote.Any pointers?
