If you have an immediate need for a large sum of cash, I'd lean cash out.

I understand that rents will go up over time and my mortgage payment will pay down the principal, but it seems like investing the $1.43mil into rental properties and/or a low fee US stock market fund may work out better for me. 

So a lot of little guys like me are paying double for their money.

My goal is to rent it out to start generating some cash flow.I’m planning to remodel the kitchen soon, and once that’s done, I’d like to move out to make the apartment available for renters.

They must be very low odds because insurance companies are in the business of making money, not paying out maximums.

They have become good at marketing out of necessity as nobody invests with them twice.

I will happily foot the bill for supplies so they aren't out any money out of pocket, but with the prevalence of contractor-stole-my-money stories, it makes it hard to fork over an upfront fee.

Try evicting a tenant that does not pay or go after them for the costs.

I can handle about 80% of the work for a property flip.
