Being that I'm just starting out I'm feeling overwhelmed in the local market, I plan on looking to invest about 1.5 hours away in the Sacramento area.

Wanted to know if anyone can recommend some towns where I can focus on looking for a house hack.

In August I will be moving to Texas for a short period of time (4 months) so I am planning on looking into some houses near Dallas as well.                    

I plan on looking closer at each property online and by driving by in person.

:)Then live in it, initially select a decent area, you know where you would live (LOL) then later on, look at it to rent, if not, sell and move on.

Or, 2) Focus more intently on looking for a full-time job in real estate in hopes of transitioning out of my current job and finding work that it is more enjoyable and involves better learning opportunities.

This will help you filter your search and not waste your time on looking at properties you can't afford..
