It's funny you mention finding a junior broker or one that is more "green" because the one team that I do have looking for commercial deals for me actually delegated all of the "grunt work" like door knocking to one of the newest brokers in their office.

If you're wanting to use leverage to buy more properties, then once your credit is around 680+, one strategy would be to cashout refi your current property at around 50% LTV.

I've worked with this lender several times before, but always on single family new construction.I'm building 2 town homes under a single roof, on a single parcel of land. 

We have full time professional jobs and children so getting into heavy rehab or flipping is not an option.

This property has been flipped, and rent exceeded the one percent rule.

I'm having a very hard time with them and on the verge of losing my earnest money on a house purchased to flip.

Not sure if this is an option in your area, but we have a company called CREW in Salt lake and they are $50 a month and take the cans out and bring them in the day after. it is hard to rely on the cleaners at times. unless the cleaner is paid to do the trash every time.
