I’ve been in this situation and with a growing portfolio and expenses, it’s hard to put money aside for two mortgage payments.At Sid Was Here, my management company, we’ve always offered to let guests pay into the future for longer stays.

The ONLY reasonable deals are:Appliances when purchased if you have a retailer that offers unlimited repairs/replacement for 5 years for 10% of price.

Everyone and their brother is now offering AI tools to evaluate loan documents and bank statements.

That seems to have changed over Covid and not sure they ever got back on a regular schedule.Not sure what you have to offer other than the 4 bedrooms, but I would guess rent would be more around $2400/month vs $3000

I'd check local STR FB groups and see if you have a local Real Estate Club.You can offer your services there, maybe for free in exchange for the experience.

If I were going to buy in FL I would get to her class if still offered.
