How do you find off market deals?

I've been interested in real estate investing on/off over the last two years.  

You're likely best off wholesaling the property and using those funds to invest in the deal or invest in something else.

Not 100% but we were doing that pre '08', and it was based off our model not drawn from anyone else. 

Our goal is to be able to use either some type of software or spreadsheets to continue to build off of and help dial in our costs as we begin to hire more contractors for our team.

It's properly leveraging (not over leveraging) the asset that pays off.  

There are 3 ways this can happena) Salaries increase (unlikely)b) Interest rates drop (not very likely since we I believe we have $8T of debt to sell next year that is coming off books and China and Russia are not buying US dollar as muchc) Home prices drop2.

You would be better off putting money into a fund that performs at 6% to 8% somewhere with appreciation. 

If you cannot find comps to provide a clear valuation for the ADU addition, underwrite for a poor valuation (no more than 50% of the hands off ADU addition costs).
