In regards to the soap in your hot tub, I would also charge a nominal fee for this as it did take your cleaning crew longer than normal to clean.

most HELOCs have the fine print that they are only good for one year, of course you can renew them every year for a nominal fee (like $100), but that the bank can decide not to renew them with each annual renewal.

I'd be happy to take a look at the HUD report for some sort of nominal fee, but it might make more sense to find an inspector in your area who is certified through InterNACHI.
