Renters are pickey in our area, so laundry specifications, dishwasher, CH&A, off street parking etc. are necessities.

If you have a REALTOR you used to purchase-ask them for a handyman that would do repairs for you that is honest & good, and contract your own repairs out-also BY LAW-AND THE CONTRACT-they can only do repairs above the limitation if it is an emergency, such as to damage the property or if it is a necessity to the tenants-ie; water/plumbing, a/c & heating, things like that-Maintenance is not a neccesity-I would threaten to do a dateline investigation on them-I think all PM's deserve it-and that might work too!

I understand the absolute necessity for me to make offers this low to stay in business.

Is doing property inspections, title searches and repair estimates a necessity for me as a wholesaler?

I won't gamble money that my family needs for the necessities, but the money I'm using should go to paying off bills and filling an IRA.

Or i just make "no sesoning requirements" an absolute necessity.

Yet its a necessity particularly as a business owner and a homeowner, for that matter.

@Andrew Fidler -- if this is in Ohio, check out page 130 of "Modern Real Estate Practice in Ohio" for a description of various easements, if you do not already have one you may be able to get one out of necessity.  

I'm looking at my next project.Even though I have been a landlord 5 times, only 2 were intentionally. 3 was out of necessity: executing my EXIT STRATEGY.1.

I live with MS and financial freedom is not a desire but a necessity in my life for this reason.
