As many have warned I keep a healthy reserve, the likelihood all of my wrap buyers and renters stop paying by the masses is a risk I'm willing to accept since doing nothing is much riskier in my opinion.

Dave Ramsey's opinions are better suited for the masses than real estate investors and entrepreneurs.
