Then you'll need to find a high-quality contractor who can ensure your rehab is done properly.I recommend doing BRRRRs in cities that have some sort of mix between appreciation and cash-flow! 

Also, what was your motivation in purchasing?  

Or are they performing some sort of arbitrage and they are not the end buyer.

For example, I started investing in Buffalo (NY) a few years ago because I liked the stable population statistic along with the fact that a big chunk of the population is in the healthcare industry... along with major car manufacturers having plants or some sort of manufacturing factory there (Tesla, GM, etc.) 

@Bhushan Shinkre  I was speaking about fraud against your tenant sort of like passing bad checks, but I don't know if you can do that.  

Making the next million is nice but doesn't motivate me to log long hours.

Make sure they send you a copy of the police report so you can follow up with the tenant causing the issues and send them some sort of warning in writing.

As far as the sale of a property with a mortgage on it, that all gets sorted out at close. ie, you bring your money, the bank gets what they have coming, the realtor gets what they have coming (if there's one involved) and the seller gets the rest.

Oh also number one skill to develop regardless of the route you take is being able to identify and get in contact with motivated sellers.
