Kristine Marie Poe   I assume this is a CA market your talking about... it gets even worse when CA or off shore investors go into low end assets in the mid west north east or deep south.. mortality rate is very high.. and length of ownership is very low.Logic dictates in a market were 40 to 50% of the homes are rentals.. that at least 40 to 50% of the foreclosure or vacant homes are from landlords who failed..

I have seen this one many times. plus you have Dodd frank rules for your seller carry back.stick to flipping these if you can  much safer for all.especially if the person you buying from expects their credit to remain in tact and not get trashed in the event of default.. remember seller carry back to home owners have a very HIGH mortality rate its just a different version of SUB Prime lending.

But it really astounds me that folks would just send post cards out spend that money as little as it is.. and really not have a clue what to do next.I think they should spend money learning the craft first then spend money on marketing the chance that this person will land a deal is remote.. unless they get the proverbial fell off the pumpkin truck.what ever happened to apprenticing.. this is why the mortality rate for wholesaling is about 97%... totally got it *** backwards..
