If they start allowing high rises by the beach outside of the all-inclusive hotels like they do right now, that could be a big mistake.

I began to see through everything, but because of my kind nature (that has since been changed) I felt obligated to continue trusting him, that it was a mistake.. that it would get better.

The "Initial Filing" is extremely important to get this right the 1st time as there are limited safe harbors for mistakes to avoid the penalties.

Just don't make the mistake of comparing what someone else profits on a role, to decide whether your compensation is sufficient or not. 

That' a very costly mistake. 

I'm not saying you're doing this, but people will often make the mistake of looking into the highest priced rental unit and making that the "market rate" but it's often not a true comparable to the subject.

Learned all the lessons needed on this one for sure.I am now feeling the positive pressure from the huge mistake and looking to leverage all the resources I can to make sure I do long-distance real estate investing the right way from here on out.GOAL: I plan to purchase 3-5 SFH to hopefully cashflow $2,500+ in the next 2-3 months.

One mistake I made was thinking that they knew what I wanted.

Most importantly, you will make mistakes, so wake up, try your best, forgive yourself if you make mistakes, and try again tomorrow.
