I am seeing some online auto-generated that range from $30-$100 - some requiring a membership that includes other services that I don't need right now, and I'm not sure they are all customizable for me to add my own addendums or clauses. 

I would be more than happy to start out signing up for your free membership; but I don't want to get bogged down with lots more reading, and listening; other than step by step instructions to finding and closing deals; via where to go for auctions, online sourses, what I need to make sure to understand; etc.  

I recently use to be a Pro member but had to put my membership on hold after buying my first home a month ago.

This means that the two of you bought/own a membership interest (partnership interest) in an entity and did not buy/own real estate, so it does not qualify for 1031 Exchange treatment.  

However, there is a workaround: if you can structure the transaction such that you acquire 100% of the membership interests in the LLC, it can be treated as a direct purchase of the underlying real estate by you.

We got both legal and CPA advice and then set up the current entity structure, which is this: Our trust (set up for asset protection) has membership interest in two LLCs (one in Texas and one in Florida, where we own rental houses).

Each designated LLC has its own governing documents establishing its members, managers, and membership interests.
