As an Interior Designer/Project Manager who’s done Home staging I’ve  had to work with flip houses that lacked forethought and or quality execution for some realtors trying to market that basic “lipstick on a pig” approach and I wish their flip investors had called me from the planning phase…You may not need an Interior Designer to oversee every step of a renovation but what I’ve been asked to stage after poor choices in style, colors and materials it can be painful. 

Come on guys I know we are trying our best to put lipstick on this PIG but it is not going to hold up in the rain!  

There is no realtor , and I have an appointment in a few days to take my contractor to do a repair estimate on it , I was told it would be a lipstick rehab.

Marketeers can put lipstick and pour perfume on a pig, but it's still a pig.

Lot's of flips and lipstick in those areas.

Good afternoon BP members,For those of you who flip or rehab in the DFW market how much do you guys estimate for a lipstick rehab, a moderate rehab and a full rehab? 

The days of easy lipstick flips are almost gone and few and far between.

The lipstick flips are still out there if you are actively looking. 

While you can put lipstick on, change carpet and paint color, floor plans become dated, boring, less functional, if you begin in a 75 year old property, you'll have a 100+ year old property in an old section by the time you get it paid off.

The Home Inspector report revealed major deficiencies in the rehab and the Home Inspector told me that the rehab was like “putting lipstick on a pig”.
