The concept of "giving back" as, at the very least, a balm against the potential ethical wounds inflicted while making the money is one I've struggled with over the years, well outside the confines of just real estate.There is a long history of the wealthy donating substantial sums (in absolute terms, if not percentage) to help the less fortunate.

I call agents in the area of the subject property and they are tight lipped.

Your job is to find great deals with both sufficient equity and sufficient positive cash flow to create good security for your lender and yourself, and start flapping your lips so people know that you're an investor and you work with private lenders.  

Ohm @Andrew Kniffin - it's worth my time :)My lips are sealed on this one until it unfolds, but in general you're right - most of my offers get turned down.  

I have noticed that nearly everyone is generous with 'general' information:Use FHA financing, invest for cash flow, build connections, etc.However, many people are very tight lipped with specific information:Who is your broker in {metro area here}, who is the best property manager in {metro area here}, tell me your favorite zip codes, etc.
