Make sure there is specific language that does not put you at risk after the transaction.

Such as having an attorney put it forth in specific legal language in the LLC paperwork. 

Contracts may vary in their language but in my area the contract would not end until someone chose to end it.

It is not based in the US, so some of the language of the templated messages can be a little off, but I think you should tweak your messages to suit your style and property, regardless of the platform you use.

Establish better future procedures and enforceable protective language in your lease.

If someone has language on a situation like this in their standard lease terms I'd be interested to see what it says.Did she give a notice to vacate? 

Yes I know its annoying, especially if you haven't added any language in the lease that stipulates the tenant is responsible for any damage that is tenant-caused - but you're opening up a can of worms by trying to come after them for damages.
