What is "reasonable" depends on the judge hearing the case.

@Tyler Segebarth if this goes to court, a judge SHOULD hold you somewhat accountable, but mostly the PMC.Why should you be accountable? 

I had to file with the courts and go before a judge to force a partner to buy me out many years ago.

In fact, the judge may be far more lenient to the tenant.I never charge something against a deposit unless I have visual proof (pictures, video, documents) to back my claim.

But if brought up to a judge or trier of fact I dont think it will stand up or that you would issue title insurance.

I’ll be most accurately judged in 5-7 years after all this dust has settled and people see which sponsors are still here, which got foreclosed, and which liquidated at massive losses.  

To judge that just look how many solicitations you get to purchase your property.  

The judge ordered foreclosure and we obtained the deed from the county.
