You might get a judgement, but very tough to collect the judgement. 

I don't think the issue is that every MLS or agency is affected by this judgement.

You're not commercially reasonable and you lack judgement in general, forget as a landlord.When I say you're unfit, you may not like the way I said it but you're going to learn one way or another what I said was correct.

Having Small Claims judgements against them can make it hard as well.

If you've been in BP long enough, you may notice that some company here is really trying very hard to keep maintain their image and reputation in BP while giving solid advice.There're many cases where newbie investors (not you) is bashing a company in BP or creating a negative impression which actually (from a fair judgement) just a small mistake from both parties.

More than likely, you will be out the time, the court costs, any lawyer expense and come away with at best a judgement that will costs you more money to collect.The best route is to talk to the GC and if you cant find common ground, part ways and find one that will in fact finish the work. 

Keep in mind most good businesses are not for sale that’s why only 20% of business for sale actually sell. 99% of the time a business that’s on the market is not a going to be a good deal so don’t base your judgement around what you find “available”. 

It is also a huge benefit for your personal brand (let's be honest, we live in a judgemental society).  

The cosigner refused to pay, I had to renew the judgement, but he finally wanted to refi his home and had to pay me plus interest for all those years to refi his home.
