I know a lot of CA investors doing MTR/STRs to cash flow in-state and OOS but it's a lot more work, not mailbox money.I hear stories of OOS investors losing money in the Midwest, the worst being a CA investor buying 3 apartment Class C complexes in Missouri who finally sold it 3 years year with all the repairs and tenant issues after changing PMs which didn't help.

that is more a RV park. the MBH parks down here. we typically own the land, lot, and trailers. there is a reason but long story short, if i just own the lot and they dont pay the fee. i do not have the biggest teeth to push the need for my money. but if i own it all, my experience says it is a better path

Build, Rent, Refinance, Repeat and doing it in 3 zips where margins are good. 3 story walk up infill. most markets don't have low priced inventory and new construction sells at premium. look in your local market and see if that strategy works or the economics exist. our main market is Columbus Ohio. don't give up
