My questions are:- is it worth investing there in terms of the safety of tenants?

Right now, if it's just for income, you need to dig deeper and understand what you are getting yourself into for that income in terms of being a landlord and repairs.

It’s an investment that will likely pay off in terms of durability, maintenance savings, and overall property value over time.

In terms of it raising any questions in UW, not at all.

It's easiest in terms of needing less capital upfront to get the business going, but it's certainly not a simple business.

In terms of growth and appreciation, we've seen steady increases over the past few years.

In terms of what I learned from reading Rich Dad/Poor Dad a couple years, I think I land in the Poor Dad philosophy and I'm looking to break out of that a little, but also am risk-averse at my core. 

At this point I have not done anything yet in terms of distributions.
