One thing is that really bad tenants tend to "infect" other tenants. in other words, if you have a tenant that causes all sorts of trouble/drama/damage/police reports/noise, etc. they will usually spread this problem as there are some tenants that tend to behave in whatever way the general atmosphere of the building is.

Oh and we also had bed bugs cause one tenant had them and then infected the whole building...it cost 2K to treat the property.

I confronted him and asked him why he didn’t remove all that infected drywall inside the closet and he said that his company doesn’t deal with air conditioners and didn’t want to be liable for messing up the ductwork etc.
