Long story short - impulsive consumer spending doesn't match up with our family goals.

I just wanted to make sure that I am not making impulse decision.Thank you in advance.  

Listen to your gut vs making a decision on impulse.

If you take the requests personally, you'll feel an impulse to give the tenant what they want.

While we do not want these to happen, being in an area where issues, like fire, floods, ice storms, hurricanes, happen, but being outside of the primary danger zone, creates impulses of opportunities to crank CoC returns and longer term rehab tenants.  

You would have to learn how NOT to follow-through, how to NOT-plan things, to become impulsive, jumping potential too potential, hitting dead-end after dead-end and just shrugging it off with 0 thought because your memory spans all of 7 seconds and your onto the next potential.

The 2nd friend can be a bit impulsive at times, but they always do the research.

My first impulse was to walk and find another deal but the seller agreed to make all repairs using a third party and then have my structural engineer do a final walk through and provide to me a letter of their correct repair.  

There's someone in my family making very impulsive financial decisions about business and real estate who needs to hear an expert's opinon.
