Multifamily is not as volatile as single family because when the real estate markets experience any type of correction, people flee to multifamily residences.

One thing to consider since you are a California resident investing is the compliance requirements for LLCs incorporated in California or operating as a foreign entity here - the rules here are different than most states.

My primary residence is an apartment I rent in Brooklyn NY.

I own my current primary residence & have about 140K in equity.

Tenants are stable long term residents, and property is located in a desirable school district.

Primary residence is paid off. 

You'll also want to set up criteria for residents.

I was a southern CT resident for 15 years and own a rental property in Trumbull CT as well.
