The rental market is strong due to students and digital nomads.Managing a couple of tenants would not be too hard but managing a dozen, on the other hand, would be a nightmare.I am a bit torn.

I have many investors with the same goals and want to be hands-off. 

On the other hand, if you're aiming for long-term rental properties, getting prequalified with a lender specializing in traditional loans or DSCR (Debt Service Coverage Ratio) loans is key.

Then you wouldn't have to give up any return by handing off your money to an accredited investor.  

Maintenance, We had a pool so I know first hand, you really need daily work on a pool. 

I’m in home remodeling sales and work about 20-25 hours per week and off weekends, so I have a ton of time on my hand waiting around for appointments. 

Like you, I’m diving into books and podcasts, but I also believe there’s immense value in learning alongside others and gaining hands-on experience.I’m in the process of connecting with like-minded individuals to create a community of new investors who are eager to learn, share knowledge, and even collaborate on deals.
