That is helpful, but do you find, like I do, that only maybe half of those people actually appreciate that you went an extra level to help them and answer?

CA has more than half of the nations homeless/unsheltered persons. 

Personally, I airbnb half of my house, individual rooms, and stay nearly 100% booked.

While I don’t regret anything in my life if I was to go back in time I would finish the real estate degree and go into something real estate when I graduated at 22 instead of doing it half-as**ed for years.

Given the permitting timeline, I will offer to purchase some of the furniture and redecorate the rest (so half and half to reduce some furniture building time).

Go search the topic "Lifestyle Asset University" here on Bigger Pockets and you will see a longer thread with a lot of opinions (most are not members) but still worth a read as there are a half a dozen paid members from our group who have commented on that thread.We were formerly called Lifestyle Asset University, but I didn't realize that you couldn't use the word University in your company name here in Utah so we changed our name to Vodyssey. 

It certainly helps that you've done it, but I would maybe do one that is still in CA, but far so you can't go every day and see how that is and then inch out.On finding an agent, definitely not the way to go in terms of calling brokerages and asking for their top producing agent.
