How many of those mixed households will be plunged into poverty with millions more relegated free and reduced lunch.

I have a question maybe someone can guide me to the right source,I have a client who's house I am buying, she is currently in foreclosure and refuses to rent.

Either way this is just a metric to help guide you, with this tenant you already know that they are a good tenant.

Not to mention the very long list of the horrors that density of housing combined with poverty has brought all but 100% of the time over history. 

Your point on deciding which sacrifices you want to make seems like good guiding words when considering different investment opportunities.

As others have stated, your fit & finish goals should be guided by whether you plan to:1) Rent: tenants don't always take care of a property, so you want to use lower-grade materials and workmanship.2) Flip: higher quality on workmanship and materials is usually required.Regardless, you always want to "Maintain to the Neighborhood".
