if you have this kind of time frame, You could offer free RE investing   classes to your tenant areas and later offer owner financed deals that work for both parties and perhaps more of them would get a grip on investing and not want to default. 

I am like you though when I had a bunch of rentals my staff would not let me talk to the renters I was always undermining their firm grip on being a landlord... they would get me and the next thing I know I am buying them grocieries  LOL
