You may not see a direct bump on ADR i.e. you just increase pricing 10% but more future bookings does equal higher ADR, and a higher occupancy.

As for foreclosure, yes, the debt might go away, but it would wreck your credit and make it tough to borrow in the future, so that’s not a great fallback.
