Last thought (mainly for future readers), you may be talking about the 1 year FHA history if you have variable income.

The way we used it was when a borrower was in default, and say was expecting to be able to pay in the near future.  

They refund 2300 back after the first successful deal, and do not require that fee up front for future loans.
