I try to be friendly everywhere I go to make friends and believe that building a network wouldn’t be too difficult for me but I don’t know what I don’t know.

If you are a spouse, minor child, etc the rules are different than if you are an adult friend. 

Seems like such a waste but nobody can agree on a new portfolio manager as the old manager was a family friend for multiple generations and well trusted.

If you’re looking for investor-friendly agents, I’d check BiggerPockets networking forums or local meetups—sometimes word-of-mouth works better than the MLS.
