Jimmy Deringer We used to use CoreCon.com, as any software transition, it will need a vast time on modifying it to where you want it to be, and since it is off the shelf, you need to work around with what you need, say for tile, Use Tile Installed 1 as a line item for cheaper end, Tile Installed 2 for Mid, etc, this way you have control as to if it is $5/sf or $10/sf.

If there's no lease, you're luke warm on the tenant and have a strong rental market, then you can tell the tenant you really want it rented for mid-month and let them know you're keeping it open for prospective tenants unless they want to sign the lease for mid Sept themselves.
