A lot of flippers and turnkey companies taking advantage of "hyped up investors" and selling them Class C & D rentals without telling them the whole story.Not sure there's anything wrong with the Memphis market, but did hear Nashville is slowing.Detroit is still growing and we've helped a lot of investors with "BRRR Turnkeys":1) We help source a "fixer-upper", but don't really care who you buy it with2) We handle the renovations, providing bids & video completion updates3) We find a tenant4) We manage the property It's cheaper than buying a Retail Turnkey AND you know exactly what rehab was done and the quality of all the work that gets hidden behind drywall:)DM us if we can help with anything else.

@Megan Mason recommend you watch some of the videos from @James Wise youtube channel on S8 evictions.We've been dealing with S8 tenants for over 20 years and they are NOT a cure-all for rent collection challenges.Since rents in Class A & B areas exceed S8 limits, most of your S8 rentals are going to be in Class C/D areas.

Can you go ahead and change that (think address of record for LLCs or bills for other properties).Make sure any HOA and the local government allows for your home as an MTR.1 last point to add to Jamie's first point: if you can, take a video tour of the home and what you're leaving behind.
