Additionally, the cost to create a business here is not as inexpensive as the United States, in some cases it can cost thousands of dollars to setup. 

When I used to have RE Broker in my title ( I still have the license just dont practice) I would get folks pinging me about Vegas about once a quarter or so and I would hand those leads to my Daughter  she made some pretty awesome connections from a few of those folks that bought multi million dollar homes..

Also, if a few hundred dollars in draw fees will make your deal go sideways, it may not be the best deal for you, especially as you are just getting started.I'm happy to share my experience as an investor and a mortgage broker.

Some custodians are really good but have higher fees, so using them if you have a low dollar account may not be the best move and vice versa. not specifc to ET, but as a GP, we have worked with most in regards to assisting clients get their investment coordinated.

Often times this commission is a percentage, but if the value of the property is LOW, the commission could be a fixed dollar amount.

It takes longer to realize, but the gain is worth so much more than a couple hundred dollars of cash flow a month.

I'm of the idea though that now is a great time for Americans investing internationally (because of our inflated US dollar).I know I'll be giving $10K to FIRB.  

In inflation adjusted dollars, this likely is closer to 15 years to recover the $450k.  

So in reality you are ALWAYS gambling in the stock market, yes, even with those big names that seem inconceivable to every drop and ESPECIALLY with those because most are so shocked and in disbelief when it occurs that it's only realized after your left with pennies on the dollar because you waited out a recovery that was never coming. 3rd: MATH and leverage.
