Even more frustrating waiting for those who have an appointment and don't show (along with the above that do show "dentally challenged" and then frightened to death when I hand them an (gasp!)

Wife just graduated from Dental Hygiene school and has signed with a temp agency to start work immediately while looking for a more permanent job (since she is relocating and unable to look for a job remotely).

Just like your general practitioner doctor isn't where you go when you've got cancer, your general purpose mortgage banker/lender/broker isn't where you go for this very specific sort of DTI "issue."

After allowing myself time to "grow up", or assimilate, my gut feeling has only been substantiated: I strive to be an owner acting on a vision, not strictly a manager or practitioner under contract.

My borrower bought a vacant former bank branch and re-tenanted into a dental office and Verizon Wireless store. 

Definitely start part-time and don't even think about full-time until you are really, really sure you can sustain it because once you are full-time, you'll have the added stress of health/dental insurance and all other self-employment responsibilities (not sure if your current full-time job gives you benefits...if not, then it's a mute point).
