build to rent is great. they are an intermediary that help investors contract direct with turn key new build. they are pretty sophisticated we have sold a house so far and we are looking to sell other multifamily with them. there is a vetting process and as an intermediary they don't control construction they help vet builders and establish relationships. they have a big team. the other builder I've never heard of but unless you can see your house I wouldn't touch it. rent to retirement has a strict policy of 90 days until certificate of occupancy until they will send a deal out they are good at what they do and I'd recommend them. they have options all over the country and established relationships.

As it's designed specifically for out of country investors (Shenjumiaosuan / RENOSY). 

They offer SFRs across the country (1031 eligible) that are fully triple net lease - meaning there's no costs to the homeowner, no vacancy liability, no unexpected repairs and maintenance, NOTHING.

Not one lawsuit, the guests are respectful of the place and it's easy to repeat the formula in multiple real estate markets across the country.

I know that anything in California price-wise is far above many parts of the country. 

Interest rates are going to have to come down because there's no way the federal government can afford long-term interest payments at these higher levels, and other countries are going to buy our debt even if their return sucks because there's no realistic viable alternative.

I worked more hours than possibly anyone I knew.If you do not want to work hard, then value adds may not be the best path for you.
