Although I know most sec 8 landlords use it because of the perception of guaranteed rents.As a small home builder I really dont know how they are going to lower the cost of new construction housing unless the govmit subsidizes it somehow.. basically the price of home components are very sticky they only go up. with the xception of lumber that will go  up and down through out the year..

The best option would likely be a construction loan, which can cover both the purchase of the land and the build.

We are not currently under any sort of contract and we just found this thread through a google search on Lendbase.We are currently working on a construction loan to develop some residential lots, assumed the Mortgage Broker would be on the up and up... had some sales-ey call with a guy out of Utah. 

I was hoping to do a new construction Duplex.

Unfortunately, banks don't generally like to finance the rehab/construction of investment properties.

All disclosures are to the seller, escrow, IRS, that kind of thing.In one lawsuit, the judge determined that the lender had constructive notice because I had recorded the warranty deed and was making payments from my business checking account.

My contractor does these visits for free because he gets ALL my work, the construction, the plowing and the mowing.

My buddy is a construction worker, and his wife is a nurse. 

The construction project in question would be in West Philly, if that's helpful.
