She agreeed but states that a hold harmless agreement must be signed prior to entering the property.Can someone explain if it is common for the seller to conceal the reason for the agreement?

I do not think this would relate to or allow concealing a known material defect, it just means the disclosure form itself isn't done.It doesn't seem like you could qualify for this, however, as the previous poster said, you can still sell it as is. 

I would not invest somewhere if I felt I needed to conceal and carry.So hopefully that sets up some basic parameters. 

Though paying off your mortgage can make you a pretty high priority target, you can conceal that through the strategy of equity stripping - essentially making a loan to yourself so the property does not look so appealing.

Not a bad idea to conceal carry when evicting .
