Offering basic financial guidance used to excite me but I lost touch with that and think I want to be a compassionate VC in my area. 

As individuals we can help with a mindset of compassionate capitalism.To me that means not outbidding first time buyers for houses. 

Your chance to be a wonderful, compassionate and engaged landlord is the goal.BUT...........  

I am not a large corporation  and don't have a built in margin for vacant units or spare funds legal fees to handle slow-pay& no-pay issues.3)"inflation is so bad now...shouldn't I  be compassionate  & reduce my requirements?"

In my experience there aren't a lot of RE agents in our immediate area that are determined/honest/compassionate/savvy enough to deal with truly motivated sellers OR investors (not all, but a lot.)That being said, I'm here because we're having an issue with the legalities of it all.

He even has team members that specialize in closing tenants on his "compassionate financing"!  

Be a compassionate human. 

Bottom line is this...Mark is a very kind, compassionate individual who would never take advantage of anyone.

We have tried everything from a compassionate standpoint, must move forward.

You can be kind and compassionate without making any concession in rent.
