Giving up 50% equity on a value add in today's environment is just too much to give up without a significantly better return that's not offered through almost any other asset class

@Jordan Meltzer unless you find a screaming deal - a Class A property won't cashflow for 3-5 years.Class B: 1-3 years.Class C: most investors don't properly understand the risks, so should stay away from them.So, you may need to deal with negative cashflow, but plan on appreciation increasing your wealth.

I had over 200 sfrs in jackson proper all C and D class U want to think they are B s  but not really in all but one area of the city of Jackson and a ton of section 8.. those were a nightmare..

The Regent Square side of Wilkinsburg west of the MLK Busway is a borderline A class neighborhood.

For a while I looked into medium size deals like 30-50 units in class B neighborhoods, but ultimately could not negotiate a deal to the point where it would have made financial sense.

Later i found out I actually wanted the class focused on building apartments.   

Definitely sounds like an interesting asset class.

I find these to appreciate better than your typical LTR here which are usually in C/D class neighborhoods.I tend to look at each Real Estate opportunity as what its highest and best opportunity is. 

For instance:If your area has many corporate offices or conference centers, you're likely to attract business travelers.Family-friendly suburbs with parks and schools often attract families.Downtown locations near nightlife are popular for groups and parties.Review Competitor ListingsSearch for successful Airbnb listings in your area and study their target audience based on:The language in their descriptions.Their reviews (guests often reveal the purpose of their stay).The amenities they offer (e.g., desks and Wi-Fi for professionals, cribs and baby gates for families).Evaluate Your Own SpaceYour property’s layout, amenities, and location may naturally cater to a specific audience.A cozy 1-bedroom apartment downtown might be ideal for professionals or couples.A 3-bedroom house with a yard might appeal more to families.Proximity to nightlife might cater to party groups.Experiment and AdjustIf you're unsure, start broad and monitor who books your property.

@Ashly Frasso not many PMCs do this as it's a headache except on the right Class A properties!
