Over the summer, we got a “house manager” position at a very elite clients multi-million dollar property.

Thinking of either making it a 4 -7 plex catering toward seniors who retire to the area, want the walkability of a nice DT area, golf, outdoors etc and need a summer home up north close to hospital systems etc.

Maybe 1/10 still listened 11 months ago when I first tried, took a summer break, and now about 4/10 are listening and it's growing. 

I'm trying to go down there this Summer.

Over the summer I used a VA loan to purchase a 3br/1b per unit duplex that I'm currently house-hacking, doing a live-in remodel on the second floor with the first floor totally updated and occupied with college students.

On my personal rezoning, that was just this summer and construction should finish right after Christmas!

Lease is coming up for tenant and we would love to sell the property, but just don't think we will be able to get what we payed for it back in the summer of 2018.

All that means is you need more patience - and if you're looking for a summer move and making a gameplan in December you'll be just fine.
